If you've been waiting for the right time to buy in Barrie, Wasaga Beach, Collingwood, Innisfil, or anywhere in Simcoe County — the current data says you're in one of the better windows in years. The question is how long it stays open.

Where Simcoe County stands right now

Barrie's average home price sits at $673,512 with a median of 30 days on market. Active listings across Ontario are 35.5% above the five-year average and 49.2% above the 10-year average. That's a lot of supply. Buyers have choice, time, and negotiating power they haven't had since before 2020.

The correction in real numbers

Simcoe County average residential prices dropped from $822,976 in 2024 to $795,615 in 2025 — a 3.3% decline. Barrie specifically has seen closer to 5-6% correction from peak. A $700,000 home in Barrie today would have cost $740,000-$750,000 at the same point last year.

The signals that the window is closing

REMAX's 2026 outlook for Simcoe County calls for average prices to rise 4% and sales to rise 10%. The GTA market — which historically leads Simcoe County by 6-12 months — is already showing tightening: sales up 7%, new listings down 9.3% in April. That pattern typically flows north into Barrie within a few months.

Community-by-community picture

Barrie remains the most liquid market in Simcoe County — high inventory, steady demand, 30 days on market. Wasaga Beach and Collingwood are slower moving, offering more negotiating room. Innisfil — particularly around Friday Harbour — continues to attract GTA commuters. Orillia offers the most affordable entry points for detached homes in the county.

What sellers in Simcoe County need to know

Sellers priced for today — not 2022 — are moving homes in 25-35 days. Sellers testing the market with old pricing are watching days on market climb past 60, 90, 100. Overpricing in a buyer's market is especially punishing because it creates the appearance of a problem even when there isn't one.
