What Is 1% Listing Commission in Ontario?

May 24, 2026 5 min read Aakash Jangra & Rohit Yadav
What Is 1% Listing Commission in Ontario?
A 1% listing commission in Ontario means you pay just 1% of your home's sale price to your listing agent, instead of the standard 2% to 2.5%. On a $750,000 home, that saves you $11,250. You still receive full MLS listing, professional marketing, negotiation, and RECO-licensed representation — the same service as a traditional agent at a fraction of the cost.

How 1% listing commission works — step by step

When you list your home with onepercentsold.ca, you sign a listing agreement at 1% commission for the listing brokerage. This covers everything a traditional agent does: pricing strategy, professional photography, MLS listing on realtor.ca, offer presentation, negotiation, and transaction coordination through to closing.

The 1% is paid at closing from your sale proceeds — there is nothing to pay upfront. You also offer a separate buyer agent commission (typically 2% to 2.5%) to attract buyers' agents through MLS, which is standard practice regardless of which agent you list with.

Real savings example — $800,000 home in Southern Ontario:
Traditional 2.5% listing commission: $20,000
Onepercentsold.ca 1% listing commission: $8,000
You save: $12,000 — money that stays with you at closing.

Is the service the same as a traditional agent?

Yes. The 1% model works because we operate efficiently and focus on volume — not because we cut corners on service. You get full MLS exposure, professional photography, market analysis, offer negotiation, and RECO-licensed representation through every step. We are members of CREA and your listing appears on realtor.ca and all connected platforms.

What we do not spend money on: billboard advertising, cold calling campaigns, and other overhead costs that inflate traditional commission rates without adding value for sellers.

Is 1% listing commission legal in Ontario?

Yes — completely. Real estate commission in Ontario is not regulated by RECO or the government. It is entirely negotiable between the seller and the brokerage. CREA's ban on commission-fixing means every brokerage sets its own rates. The standard 2% to 2.5% listing commission persists through inertia, not regulation.

What are the conditions?

The 1% listing commission applies to the listing brokerage portion only. You are responsible for the buyer agent commission (typically 2% to 2.5%), third-party expenses like professional photography if added separately, and all applicable HST. Full conditions are disclosed and explained in writing before you sign anything — no surprises.

Who is 1% listing best suited for?

It works best for homes priced $500,000 and above, where the absolute dollar savings are significant. It is ideal for sellers who want full professional service, are motivated to sell, and have a realistic sense of their home's current market value. We serve buyers and sellers across Southern Ontario including Barrie, the GTA, Simcoe County, Muskoka, and 50+ communities.
