Buyer Rebate Ontario 2026 — How to Get Cash Back When You Buy a Home
Did you know buyers in Ontario can receive a cash rebate from their real estate agent at closing? This is called a buyer rebate or realtor cash-back — and it's completely legal, RECO-approved, and increasingly popular. At onepercentsold.ca, we rebate up to 50% of our buyer agent commission directly to you.
How Does a Buyer Rebate Work in Ontario?
When you buy a home, the seller typically pays both the listing agent and the buyer's agent a commission. As your buyer's agent, we receive that buyer-side commission from the seller at closing. We then rebate up to 50% of that amount back to you as cash.
Example: On a $900,000 home where the buyer agent commission is 2.5% ($22,500), we rebate 50% — meaning $11,250 cash back to you at closing. Maximum rebate is $25,000 CAD. Conditions apply.
Buyer Rebate by Home Price
| Home Price | BAC at 2.5% | Your 50% Rebate |
|---|---|---|
| $700,000 | $17,500 | $8,750 |
| $900,000 | $22,500 | $11,250 |
| $1,100,000 | $27,500 | $13,750 |
| $1,400,000 | $35,000 | $17,500 |
Is Buyer Rebate Legal in Ontario?
Yes — buyer rebates are completely legal in Ontario and are explicitly permitted under RECO regulations. Your agent must disclose the rebate in writing, and it cannot be used to circumvent the purchase agreement. The rebate is typically paid directly to you by the brokerage at closing.
